Dublin-based Crawford Hoying Development Partners has picked Continental Building Systems and Dugan & Meyers Construction Co. for the construction of Bridge Park and Bridge Park West, the urban development that will begin this fall in Dublin.

“One advantage is speed,” Crawford Hoying principal Brent Crawford told me about the developer’s decision to expand the construction duties outside its Brackett Builders affiliate. “We can’t do everything in house.”

The $300 million project at Riverside Drive and Route 161 calls for a mix of rental and for-sale multifamily projects, retail, office, a 152-unit hotel and a lot of restaurants.

Crawford told me the restaurants and housing present a chicken-and-egg scenario, where each use depends upon the other opening to attract tenants/customers.
“You really need to build all of that at once so you capture that energy,” he told me.

Those components of the mixed-use development “want each other and need each other.”

To that end, Crawford said Brackett will build the hotel and conference center and 89,000-square-foot office property near the planned Riverside and Route 161 roundabout. Brackett also will build the North High condo and retail project across the Scioto River the developer has dubbed Bridge Park West.

Continental and Dugan & Meyers, meantime, will focus their subcontractor network on the retail and multifamily units on the main development campus.
